The retention challenge in NSW strata: what leaders are getting wrong

Most strata businesses are not short of applicants. They are short of people who will still be there in 18 months. Hiring faster does not fix that.

The book is the job

When a manager leaves, the first reflex is to replace the title. The second should be to look at lot numbers, admin ratio and after-hours load. If those stay the same, the next hire is already halfway out the door.

Money is rarely the whole story

A $10,000 lift will hold someone for a quarter. What holds them for three years is a principal who still takes the ugly call, a portfolio that matches the salary, and a week that is designed rather than inherited.

Interview for stay, not sparkle

The candidate who interviews well on “growth mindset” is not always the one who will survive a difficult AGM season. Ask what they walked away from last time. Ask what a good Tuesday looks like. Then decide if you can actually offer that Tuesday.
